Who we are
We are the company SAS SMART LOCATIONS, with a capital of 1500 euros.
The company was established in 2020, and is headquartered in Nice, France.
We are specialists in rental management software and electronic document management.
Since the 2000s, we have invented a software that allows the receipt of our personal apartments.
The power of software, coupled with knowledge of rental management issues, has given rise to the desire to offer software for all.
Thus, we allow our users to use a rental management software, including the receipt (sending to tenants), simple summary tables (monthly and annual), but also the publication of ads when your property is empty.
Finally, when you are looking for a property to buy, rent, or when you offer a property for sale or rent, our software allows you to create a free file of your apartment, allowing you to easily distribute your property for rent or sale wherever you want, including sharing to social networks.
How much does it cost?
How much does the software cost?
The use of the software is free.
The generated documents are chargeable.
Sending by email is free, and offered from rental management.
Printing, sending and postage is chargeable if you need it, because it is an optional service.
Sending by post costs about 2 euros per shipment (the price may vary), and is also available from the rental management of your receipts.
It is the claim that determines the cost. The rent receipt is not counted.
There are two calculation methods:
- the fixed cost of 3 euros for a claim
- the variable cost at 1% of the absolute total price of the claim
When you generate a claim for payment for a tenant, the cost will be the less cheaper of:
- the fixed cost (3 euros)
or
- the variable cost (1%)
Example 1:
Let's imagine that we have generated a payment request with a total rent of 630 euros
- the cost with the fixed cost calculation method would be 3 euros
- the cost with the variable cost calculation method would be 1% of 630 euros, that is to day 6.30 euros.
In this case, the minimum cost being the one invoiced, it would be the fixed cost that would be used, ie the price of the payment request would be 3 euros.
Example 2: for a rent of 200 euros, the cost will be 1% of 200 euros, that is to say 2 euros.
Monthly or annual summary documents are free, for example: monthly or annual statements of your rentals.
All sorts of advertisements (with a maximum of 99 photos) are free, this is your property listing.

Account Creation
To create a new account, please go to the

page, and follow the on-screen instructions.
All you need is an email address, and activate your account. Then, complete your profile little by little.
How are stored my personnal data ?
We attach great importance to the protection of personal data.

We have ensured this security by encrypting our database so that the data is unusable by a hacker, or by ourselves.
If ever an intrusion were to happen, hackers would not be able to use the data about people or places, because this data is encrypted, that is, unreadable.

We take great care to establish the list of our partners so that they take care of your data, and allow you to achieve your objectives of control and distribution of your ads.
How does it work ?
As a manager you have to manage your own property, but also those of other owners. The software allows you to enter addresses, owners, properties, tenants, and the leases that bind them.
You are also encouraged to enrich the characteristics of the properties, with the number of rooms, bedrooms, the equipment of your property, but also 99 photos arranged by simple categories but which allow visitors to understand all the attention you have given put in the description of your properties. This will allow you to promote your properties when you are looking for tenants or buyers.
Then, when you have established your first rental, you can create a payment request, and send it formally to your tenant by email, or if necessary, by post from this software.
Send a receipt by email
It is very simple to send a request for payment or a receipt by email. From the menu Manage my receipts, click on the envelope icon for the line you are interested in. The summary of the receipt is shown, you just have to select Claim for payment or Receipt, then click on the Send button. And now, the document is sent by email as an attachment to your tenant. A copy is also sent to the owner for follow-up.
